How does Real work?

Your job is to generate leads and promote the interest of your clients. Real’s job is to support you by providing the tools you need to do so, while returning high splits to you to maximize your earnings. Real does this using mobile technology tools to help you build your brand, manage deals and get support—directly through your laptop or mobile device.

Real’s smart technology platform allows agents to manage the transaction process online from beginning to end. It also includes your own, branded IDX-integrated app and website for listing search, client communication, support and more. The Real Design Center delivers the customizable marketing templates you need, and Chime CRM is available for a steep discount.

When you join Real, you also join a supportive community of hundreds of agents throughout the U.S. and Canada who interact daily in Real’s mobile app as well as on Workplace.

And Real provides support staff and broker assistance to help answer any questions you may have. Work in your own home, on your own time, with a full staff behind you.

I want to join Real, what's next?

Once you decide to join Real, click "Join Now" on our website and fill out your information. You’ll then receive an independent contractor agreement (ICA) to e-sign.

Once you sign the ICA and pay the sign-up fee of $249 ($249 CAD), you’ll be prompted to initiate your license transfer.

What fees do I pay?

There is no monthly fee or transaction fee before you cap. There is a $249 startup fee ($249 CAD) and a $750 annual brokerage fee, which is deducted from your first three transactions.

After you reach your annual cap, you receive 100% commission minus a $285 per transaction fee for sales ($275 CAD) or $125 per lease. After reaching Elite Agent status, the transaction fee drops to $129. A $30 BEOP fee, which covers broker review, E&O (professional liability) insurance, and processing will be assessed on every transaction the company processes.

You are responsible for joining and paying for your membership to a local board of Realtors and MLS. Additionally, agents can choose to opt-in to Chime, a third-party CRM, at a discounted rate of $40/month.

How do I earn 100% commission?

For the first $80,000 in total commissions, you earn 85% split. After that, you earn a 100% split for the remainder of the 12-month period based on your starting date, less the $285 per transaction fee for sales ($275 CAD) or $125 per lease.

How long do I have to reach the cap?

Caps are on a 12-month period based on your anniversary date. If you joined today, your anniversary date will be the first day of the following month and will run for 12 consecutive months thereafter.

When do I get paid?

Provided you have submitted all transaction documents, it is possible to  be paid directly at closing by generating a CDA in states where that is permitted. Otherwise, you will be paid as soon as Real receives and processes the commission check from escrow. Agents have the capability to have the closing agent wire the funds directly to Real or to deposit Real’s check directly from the app to help expedite payment. You will be paid as an independent contractor, and will be issued a form 1099 at the end of the year.

Is there any minimum sales volume I should commit to?

Real is built for active agents. While we are flexible about sales volume, we do expect agents to contribute toward Real's overall growth through sales and agent referrals. We do not have a minimum production requirement; however, agents do need to close $450 in company dollars every 6 months in order to be eligible to receive revenue share. 

Who negotiates the commission/fee with my clients?

You do. They are your clients and your deals. Feel free to negotiate what is in the best interests of the clients that also works for you. However, we do suggest that a minimum of at least $500 be charged on all listings. 

What type of license do I need?

A valid real estate salesperson (agent) or broker license is required in one of Real's states or provinces. Your license has to be in good standing, and you should have no complaints filed against you. If you have had any disciplinary actions filed, this should be disclosed and discussed with the designated broker of your state or province prior to joining.

Do you provide office space? Can I work from home?

Real does not provide office space for agents unless mandated by the state regulatory body. That’s why we can offer such great splits, technology and support with no monthly fees. We encourage agents who want to use flexible work spaces such as Regus or other commercial spaces to connect with their designated state broker for the specific rules regarding this option

What if I need support?

Real has a dedicated support team to help with whatever you need. The team includes transaction specialists, board and MLS experts, tech support and brokers for compliance questions and more. And you can reach out to them directly through the app.

Does Real provide training?

Real offers multiple live training and education opportunities each week with top brokers, agents and coaches. Every live class is recorded and stored in our extensive video training library, giving agents the ability to self-train 24/7. We also offer state-specific contract training as well as in person training from time to time.

We also have a partnership with The CE Shop, a comprehensive portal with all the materials you need to complete your required continuing education courses online. Real agents receive regular discounts for materials they need to stay in compliance.

What marketing help do I get?

Real has a dedicated marketing portal with customizable resources that allow you to incorporate your MLS information, headshot, contact info, and more! Powered by Breakthrough Broker, you’ll have the ability to create digital and print assets and arrange for printing and shipping directly through the interface.

Interested agents can sign up for Chime, a leading CRM solution to help agents attract and manage leads, at a significant discount. For the low Real price, agents can access AI Assistant and Power Dialing for a total of $40/month—a savings of more than $200 per month off the retail price!

We also have a partnership with BuildASign and Oakley Signs to take care of your marketing needs as well. Also, agents can opt to get pre-qualified buyer leads from our partner OpCity. There is no upfront cost, but OpCity takes a 30-35% split on closed transactions generated from the leads, on top of Real's 15%.
